What to Expect on Closing Day

Closing day is one of the most exciting parts of the home buying or selling process. It’s the final step where ownership officially transfers and the hard work of getting a home under contract becomes a completed transaction. While it’s exciting, it can also feel a little overwhelming if you don’t know what to expect.

Final Walk-Through

Before closing, buyers typically complete a final walk-through of the home. This usually happens within 24 hours of signing and gives buyers the chance to make sure the home is in the same condition it was in when they agreed to purchase it. It’s also a time to confirm that any agreed-upon repairs have been completed.

Signing the Paperwork

Most closings in Montana take place at a title company. In the Flathead Valley, companies like Flathead Premier Title Company and First American Title help coordinate the final documents and ensure everything is legally recorded.

During the signing appointment, buyers and sellers will review and sign several documents. Buyers will sign paperwork related to their loan and ownership of the property, while sellers will sign documents transferring the property to the new owner.

Funds and Recording

Once everything is signed, the title company will confirm that all funds have been received. This includes the buyer’s loan funds and any closing costs. After that, the documents are officially recorded with the county, making the sale final.

Getting the Keys

After recording is complete, the buyer receives the keys to their new home. For sellers, this marks the official completion of the sale and the start of their next chapter.

A Big Milestone

Closing day represents a huge milestone for both buyers and sellers. It’s the moment when months of planning, searching, negotiating, and preparing all come together. Having a knowledgeable real estate professional guiding you through the process helps ensure everything goes smoothly so you can focus on celebrating the moment.

If you’re preparing to buy or sell in the Flathead Valley, understanding the closing process ahead of time can make the experience far less stressful—and a lot more exciting.
